Pressure wash, scrape and sand failing areas, prime bare substrate and apply two coats of exterior acrylic to walls and trim.

Epoxy Floor Coating
Diamond-grind the slab, patch and fill, then apply a two-part epoxy base with broadcast flake and a clear urethane topcoat.
